Can a notary notarize real estate documents in Ontario?
Yes, for the signing step: in Ontario your real estate lawyer or title company runs the closing, and a notary public verifies identity, witnesses, commissions and seals the documents they send you. Real estate and mortgage transactions sometimes produce documents that a lender, a title company, a foreign authority, or an out-of-province party asks to have signed in front of a notary public — mortgage and refinance packages, land transfer tax affidavits, statutory declarations of marital status, and property transfer paperwork; your lawyer will tell you which.
As an impartial Ontario Notary Public, we verify the identity of each signer, confirm they are signing voluntarily and understand the document, witness the signatures, and apply our official seal. We do not give legal advice and we do not replace your real estate lawyer — Ontario land registry transfers are completed by a lawyer — but we handle the witnessing and notarization steps that sit alongside the legal work, including lender packages that ask for a notarial seal and signings for clients buying property abroad. Every signing is a mobile visit: the notary comes to your home, office, or care residence anywhere in Ontario. Choose the package that fits. Mobile Notary — Signing Only is $60 mobile visit fee (up to 30 km from our nearest office in Ottawa or Toronto; beyond that, an additional travel fee applies), plus $24.95 per notarial signature and seal, plus HST, and you arrange the printing, any additional witnesses, the scanning, and the return delivery. Full-Service Real Estate Signing is $280 plus HST: we coordinate with your lawyer or title company, print up to 100 pages, bring two witnesses, notarize up to 10 signatures, scan and deliver the signed documents, and courier the originals back.

When Do Real Estate Documents Need a Notary?
Real estate is one of the highest-value transactions most people ever make, and lenders, title insurers, and counterparties rely on notarized signatures to confirm that the people signing are who they say they are and are signing willingly.
A notarized signature on a mortgage package or transfer document provides evidence that the signing was witnessed by an impartial officer, which protects everyone from fraud and later disputes. Some lenders — private, out-of-province, or foreign — ask for a notarial seal before they will release funds, and parties buying property in another country are often asked for notarized signatures that a foreign authority will accept. The notary's role is narrow but essential: verify identity, witness the signing, and seal — so the legal and financial steps around the deal can close on schedule.

Don't Sign Ahead of Time
Keep the package completely unsigned. Signatures that need notarizing must happen in front of the notary, or the seal can't be applied.
All Signers Together
Every person signing must attend at the same time with their own photo ID. If a co-buyer or co-owner cannot attend, call us first to discuss options.
