Real estate and mortgage transactions generate documents that need to be signed in front of a notary public — agreements of purchase and sale, mortgage and refinance packages, land transfer tax affidavits, statutory declarations of marital status, and property transfer paperwork. As an impartial Ontario Notary Public, we verify the identity of each signer, confirm they are signing voluntarily and understand the document, witness the signatures, and apply our official seal. We do not give legal advice and we do not replace your real estate lawyer — Ontario land registry transfers are completed by a lawyer — but we handle the witnessing and notarization steps that sit alongside the legal work. That includes lender packages that require a notarial seal and signings for clients buying property abroad. Mobile and after-hours appointments are available for closings that cannot happen at our office.

Each signer presents valid government-issued photo ID. The notary records the identification details and verifies every signer.
The notary confirms that each signer understands they are signing and is doing so voluntarily, and checks the package against any signing instructions provided.
Each party signs in the presence of the Notary Public, who witnesses every signature and any required initials.
The notary applies the official seal and signature to each document that requires it, completing the notarial certificate so your lawyer or lender can proceed.

Every person signing must attend at the same time with their own photo ID. If a co-buyer or co-owner cannot attend, call us first to discuss options.
We offer mobile signing across Ottawa for closings, hospitals, and after-hours deadlines. Call to arrange a time and location.
