What is an affidavit of survivorship?
It is a sworn statement — also called a survivorship affidavit or affidavit of surviving joint tenant — confirming that one of two joint owners has died and that the surviving owner is now the sole owner.
It is used to bring records into line with the surviving owner alone, by right of survivorship.

When you might need one
It is used after a joint owner dies.
- Updating a jointly owned home or property after a co-owner’s death.
- Transferring a joint bank or investment account to the survivor.
- Confirming the survivor’s right to a jointly held asset.

Good to know
Survivorship applies to joint tenancy, not to tenancy in common; a tenant-in-common’s share passes through their estate, not by survivorship. For land, the affidavit usually supports an application to the land registry, which completes the update.
Requirements vary, so confirm what the registry or institution needs, and obtain legal advice for significant estate matters.
